For the last 18 months our office leasing practice has been very active. We have hired two experienced lawyers and we have a first year scheduled for September. All in part to help service clients, both landlords and tenants. The recent Cushman report on the 2011 office leasing market confirms that leasing activity has been healthy. My take on the reasons: rents have come down making the decision to commit or expand an easier one for tenants - tenants feel like they are getting value; New York is perceived as a healthy business market; and the market is in equilibrium - while tenants have some bargaining power, landlords also have choices so that neither side is desperate and both must negotiate.
